Holiday Home Ownership Frequently Asked Questions
The season generally runs from April 1st to October 31st, dependent on when school holidays fall around these dates. Private owners are allowed on park one week before we open and up to one week after we close to the public.
It’s effectively “ground” rent and is simply an amount paid for a season under an Annually Renewable Licence to Occupy which is for the provision of the actual pitch itself (i.e. the land) each caravan holiday home sits on, together with the maintenance of the park overall and its utilities infrastructure to supply that caravan. The holiday home itself is owned by you of course but it is sited at Hardwick Parks and therefore kept on our land all year as well as benefiting from the various ongoing essential services the park provides to enable its occupation. This annual payment is due and payable whether the holiday home is in use by you or not and non-payment, for whatever reason, may regrettably result in the Licence being revoked and not renewed.
Please request this information from our park manager as the fee changes annually.
Site rent is payable annually by the 28th of February. You will receive an annual invoice for this in January.
Initially we need your full contact information. Prior to completion of the purchase, you will need to provide us with photo ID and proof of address (in the form of a utility bill that is no more than three months old) for all names on the sale agreement, along with a copy of your caravan insurance.
Your sales advisor will advise how much deposit is required and discuss time frames for completion and payment with you. The caravan purchase must be paid in full at least 10 days prior to the date of completion with all funds cleared.
Water is billed annually at the end of the season in November. Charges are split equally between all private owners on park. 2019 charges were £131 per pitch. Of course; this will change due to rates and usage. Water meters come as standard in all NEW holiday home purchases. If purchasing a pre-owned holiday home you are welcome to request a water meter via reception.
This will depend on your usage. Electric is metered per pitch and billed annually at the end of the season in November.
We recommend that you have working fire and carbon monoxide alarms in your vans, this is your responsibility to upkeep and maintain. By not having them in place this could affect your caravan insurance policy, so it is worth checking if they are a requirement of your insurance.
Gas Safety Test – you are required to obtain a gas safety certificate on an annual basis. This can be arranged through reception or you can use a contractor of your choice, in which case we would need to approve them prior to any work being carried out.
Should you notice a gas leak or smell gas, please of course inform a warden immediately.
Electrical Safety Test – you are required to obtain an electrical safety certificate every three years. This can be arranged through reception or you can use a contractor of your choice, in which case we would need to approve them prior to any work being carried out.
There are several ways to do this;
Online: Log into your Hardwick Parks account and make a payment.
Telephone: Call and make a payment by card over the phone.
Reception: Pop in to pay during opening hours.
Please note that we will not accept more than £2,000 in cash payments.
We accept BACs payments for the purchase of holiday homes and decking only, please ask the office for further information.
No for Health and Safety purposes you are not permitted to do so.
Yes, BUT you must contact the general manager in writing and discuss this with them prior, advising the size and where you wish to site it. The general manager must agree before a shed is erected and will reply in writing.
Fencing is not permitted as it causes a significant fire risk. All fencing currently on site has been treated with fire resistant paint and we will not be allowing the erection of any new fencing.
No, but you can have up to five potted plants either on your concrete base or decking if applicable.
Yes, we accept well behaved dogs which must always be kept on a lead, ensuring you pick up their mess. We allow two dogs per pitch. Please note dogs cannot be left unattended within your pitch at any time.
You will be notified of winter access times at the end of the season. Should you need access to your van you must provide the office with 72 hours of notice prior to when you would like access. Please note the park is run on skeleton staff and hours out of season.
We do not currently allow the letting out of private owner vans to third parties.
One officially, should you need more please discuss this with reception. They will advise where an extra space is suitable.
You are welcome to fish within the allotted fishing areas on the lake but must hold a valid rod licence to do so. For full information on fishing reception will be happy to help.
